Development Analyst/Associate
Seeking a highly motivated analyst/associate candidate to join an experienced real estate development team focused on multi-family projects in Eastern Pennsylvania. The Development Analyst/Associate will have the opportunity to learn various aspects of real estate acquisitions/development, including financial analysis and modeling, project acquisition, due diligence, zoning, legal document review, budgeting, construction management, design, leasing, financing, and disposition.
Experience is a plus, but the most important qualities we are seeking are an eagerness to deliver top market performance, openness to new challenges, a hunger to learn, and a deep desire to deliver the best possible product. Compensation

Skills & Abilities
- Strong proficiency with office software including email tools, spreadsheets, and databases
- Excellent organizational skills with ability to accurately handle administrative duties
- Strong written and verbal communication skills for internal and external correspondence
- Analytical mindset with attention to detail in reviewing plans, specifications, and financial data
- Ability to manage multiple projects and priorities simultaneously across various sites

- Commitment to thoughtful, detailed review of work to ensure workmanship, safety, design cohesion, and longevity
- Understanding of and commitment to site safety policies
Preferred Experience & Qualifications
- Proficiency with QuickBooks and/or other accounting software
- Experience with property management software such as Buildium or AppFolio, or willingness to learn these systems
- Ability to obtain OSHA-30 certification
- Background in real estate, construction, finance, or related field (helpful but not required)
Key Responsibilities
Financial Analysis & Deal Underwriting
- Prepare detailed financial analyses and models for transaction underwriting and return on investment analysis
- Provide key takeaways and recommendations to leadership and partners
- Prepare business plans, including annual operating plans, financial forecasts, strategic plans, and product introduction financial plans
- Provide timely explanations of variances between actual results and forecasts/budgets
- Analyze and conduct due diligence on new transactions and opportunities
- Underwrite new development deals
Development & Acquisition Support
- Assist the project manager in a broad range of development activities including site acquisition, financing, governmental approvals, design and construction monitoring, project branding, sales and marketing strategy and implementation
- Conduct market assessments, site assessments, zoning assessments, and other due diligence related to site acquisition and development feasibility
- Manage detailed municipal filings for various real estate development related programs
- Author internal and external correspondence for transaction and property descriptions, offering memoranda and other documents
Construction Management & Coordination
- Review plans and specifications for correlation with design intent
- Schedule multiple vendors, subcontractors, and other service providers at multiple project sites
- Collaborate on estimating and conducting take-offs for prospective projects
- Request, review and coordinate submittals, purchase orders, samples and shop drawings
- Create and maintain project logs
- Manage and support change order management process by obtaining pricing and developing estimates
- Work with team to assist in procurement, supply chain and material management
- Organize and document project meetings and participate in site meetings
- Review and analyze architectural plans and shop drawings
- Work in construction and ongoing building/project operations
- Follow site safety policies
Property Management
- Handle resident onboarding and move-in processes
- Interface via email and phone with tenants and potential tenants
- Respond to resident inquiries and requests in a timely manner
- Manage resident accounting, including rent collection and payment processing
- Use property management and construction management software systems
Financial Administration
- Track invoices and payments
- Work with third parties and banks to maintain required financial statements and records
- Manage accounts payable, accounts receivable, budgets, invoicing, and billing
- Process payment transactions and maintain accurate financial records
General Responsibilities
- Support teammates and collaborate effectively across all departments
- Adapt to changing priorities and take on additional responsibilities as needed to support team objectives
