ASSET MANAGER
Position Overview: We are seeking an experienced and highly motivated Asset Manager with a strong background in managing conventional and tax credit projects involving Low Income Housing Tax Credits (LIHTC), Historical Tax Credits (HTC), New Market Tax Credits (NMTC), Conduit Bond (Revenue and General Obligation Bonds) and Conventional Financing. The successful candidate will be responsible for overseeing the financial performance, compliance, and overall success of a diverse portfolio of projects. This role requires a deep understanding of tax credit regulations, financial analysis, and project management.
Key Responsibilities:
- Portfolio Oversight: Manage a portfolio of properties, including LIHTC, HTC, NMTC, Conduit Bonds, and Conventional Financing properties. Monitor the financial health and performance of each project, ensuring adherence to compliance regulations and operational standards.
- Financial Analysis: Conduct thorough financial analysis of each project, including budget reviews, financial statement analysis, and cash flow projections. Identify opportunities for optimizing financial performance and mitigating risks.
- Operations Management: Development of property budgets, managing operating costs, periodic and annual reconciliation, lease administration, and tenant management.
- Compliance Management: Maintain a comprehensive understanding of LIHTC, HTC, and NMTC regulations, ensuring that all projects remain compliant with federal, state, and local requirements. Prepare and submit necessary compliance reports and documentation.
- Reporting: Generate regular and ad-hoc reports for senior management, investors, and relevant stakeholders. Clearly communicate financial and operational insights, highlighting key performance indicators and potential challenges.
- Relationship Management: Cultivate and maintain strong relationships with tenants, project stakeholders, property managers, investors, facilities managers, government agencies, and community partners. Address concerns, provide guidance, and foster collaboration to drive project success.
- Risk Assessment: Identify potential risks within the portfolio and develop strategies to mitigate them. Stay informed about industry trends, policy changes, and market dynamics that could impact tax credit projects.
- Due Diligence: Participate in due diligence processes for new acquisitions or investments involving tax credit projects. Assess financial viability, compliance history, and potential challenges to inform decision-making.
- Team Collaboration: Collaborate with cross-functional teams, including legal, finance, operations, and investor relations, to ensure alignment of objectives and seamless execution of strategies.
Qualifications:
- Bachelor’s degree in accounting, finance, Business Administration, Real Estate, or related field.
- Minimum of 3-5 years of experience in asset management, preferably with a focus on Low Income Housing Tax Credits (LIHTC), Historical Tax Credit (HTC) and New Market Tax Credits (NMTC) projects.
- In-depth knowledge of federal and state regulations related to tax credit programs.
- Strong financial analysis skills, including proficiency in Excel or financial modeling software.
- Excellent communication and interpersonal skills, with the ability to interact effectively with diverse stakeholders.
- Detail-oriented with a proven track record of maintaining compliance and accuracy.
- Problem-solving skills and the ability to adapt to changing regulations and market conditions.
- Relevant industry certifications (e.g., Certified Credit Compliance Professional, Certified Property Manager) a plus.
