Job Summary
Our client, a well-established general contractor in the Central Pennsylvania area, is seeking a highly motivated and experienced Project Manager to join their team. This is a direct hire, full-time opportunity for a driven professional who thrives in a fast-paced, client-facing environment and is ready to take full ownership of complex construction projects from start to finish.
The ideal candidate brings a strong track record of successfully managing commercial construction projects, with significant experience in occupied healthcare facilities. Primary Responsibilities
- Provide overall leadership, administration, and management of construction projects during the construction phase, serving as the primary liaison with the owner's designated representatives.
- Clearly communicate project milestones and schedule goals to all contractors, ensuring alignment and accountability throughout the life of each project.
- Organize and lead all required project meetings, ensuring timely and well-detailed communications with owners, design professionals, subcontractors, and internal team members.
- Set up and maintain the project Procore site, including project information, team assignments, and documentation.
- Lead project turnover meetings and review estimator-provided turnover packets to fully understand project scope and details prior to execution.
- Assist in writing contractor scopes of work and creating subcontract documents and required attachments.
- Develop and manage baseline project schedules using Critical Path Method (CPM) scheduling software, providing monthly updates and implementing recovery schedules when needed.
- Assist in identifying and writing Requests for Information (RFIs) in advance of work being performed to minimize project delays and site issues.
- Support the Owner in gaining approvals and selecting finishes throughout the project.
- Manage the submittal log, review submittals for accuracy, and ensure materials are released in a timely manner to prevent project delays.
- Assist the Accounting Department in creating and distributing Applications for Payment and tracking payment status.
- Identify, log, and expedite change issues and negotiate and resolve change orders with all contractors.
- Manage and maintain the project budget to ensure profitability, including reviewing monthly contractor applications for payment.
- Establish and oversee quality control programs for each project, conducting pre-installation conferences and ongoing quality inspections.
- Support safety at all project meetings and job sites, notifying contractors of recurring safety issues or violations in coordination with the project superintendent.
- Oversee all aspects of project closeout, including punch-list management, Certificate of Occupancy requirements, and final payments.
- Mentor and develop Assistant Project Managers and field staff, including providing input into performance evaluations.
- Coordinate manpower needs with the General Superintendent and assist with scheduling internal and external labor to fit project requirements.
- Conduct ongoing Lessons Learned meetings with the project team throughout the duration of each project.
- Ensure adherence to all Project Management Standard Operating Procedures and participate in their ongoing review and improvement.

Qualifications and Requirements
- Bachelor of Science in Business, Construction, Engineering, or a related field.
- Minimum of 3 years of hands-on experience in both construction estimating and project management.
- Minimum of 5 years of experience working in an occupied hospital setting, with a demonstrated history of successfully managing 5 to 10 hospital construction projects across any department within a hospital environment.
- CHCC (Certified Healthcare Constructor), administered by the American Hospital Association, is strongly preferred. Candidates without this certification must have equivalent experience and a willingness to obtain it.
- Proven experience in commercial office, healthcare, education, retail, and light industrial project types.
- Experience with General Construction, Design/Build, and Construction Management delivery methods.
- Proficient in CPM scheduling software and the ability to develop and maintain detailed project schedules.
- Proficient in Microsoft Office and experience with Procore software is required.
- Knowledge of the Central PA marketplace, Green/LEED building standards, building codes and land development processes.
- Knowledge and understanding of AIA Contracts.
- Experience managing and mentoring project teams, including Assistant Project Managers and field staff.
- Strong written and verbal communication skills.
- Comfortable with occasional lifting of 10 to 50 lbs., frequent sitting, walking, standing, typing, driving distances, and working in varying environmental conditions as the role requires.
- Must have clear vision, peripheral vision, and depth perception.
