About The Role
We are seeking a
Real Estate Acquisitions and Development Associate to join our acquisitions and development team. This role offers exposure to the full investment lifecycle, from sourcing and underwriting through development and stabilization. The Associate will be directly involved in financial analysis, due diligence, and deal execution from predevelopment through stabilization. The Associate reports to our VP of Acquisitions and Development and will have direct Principal level exposure.
Key Responsibilities - Financial Underwriting & Analysis
- Lead financial underwriting for potential acquisitions from initial evaluation through development and stabilization.
- Build and maintain dynamic financial models to analyze investment returns and capital structures.
- Conduct market research to inform assumptions and support investment strategy.
- Present findings and recommendations to senior management, investment committees, and other stakeholders.
- Due Diligence & Site Evaluation
- Perform acquisition due diligence, including review of title reports, leases, zoning analyses, property condition reports, and site inspections.
- Evaluate entitlements and zoning constraints to inform development feasibility and risk assessments.
- Third-Party Coordination
- Engage and coordinate with third-party consultants including legal counsel, architects, engineers, and environmental specialists.
- Manage workflows related to zoning reviews, environmental reports, and ad hoc analyses.
- Ensure due diligence deliverables are completed accurately and on schedule.
- Transaction Execution
- Draft investment memorandums and presentations to support acquisitions and related strategic initiatives.
- Assist in the negotiation of transaction documents, including but not limited to term sheets, purchase and sale agreements, ground leases, access agreements and tenant leases.
- Support closing processes by coordinating across internal teams and external parties to ensure seamless execution.
- Collaborate with the development team in all stages of the lifecycle of the project from planning and entitlements through stabilization.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field.
- 2–5 years of experience in real estate acquisitions, development, investment banking, or private equity.
- Strong proficiency in financial modeling (Excel required; Argus a plus).
- Excellent analytical, organizational, and written and oral communication skills.
- Ability to thrive in a fast-paced, team-oriented, and entrepreneurial environment.
Compensation
$150,000 – $175,000 commensurate with experience.
