Pre-Construction Coordinator/Estimator Custom Homes
Purpose Coordinate pre-construction from client commitment to a buyout-ready handoff. Serve as the Estimator, reading between the lines on incomplete plans to anticipate scope, allowances, escalation, and risks. Draft budget, schedule, and selections in Buildertrend; the Owner approves baselines and awards.
Core responsibilities ∙Feasibility & approvals support (due diligence, ARB/HOA, permits, utilities tracking). ∙Estimating: ROM → schematic → DD/permit-ready with assumptions, provisional sums, and design-phase contingency. ∙Trade sourcing: build bid requests, develop take-offs, collect quotes, prepare bid tabs + award recommendations (CM executes buyout). ∙Long-lead readiness: verify quotes/ETAs, publish a Ready-to-Order plan tied to schedule milestones. ∙Buildertrend hygiene: maintain draft budget, schedule, allowances, risks/assumptions. ∙Assemble the Handoff Package and facilitate CM acceptance.
Profile ∙3–5+ years residential (design-build preferred), strong conceptual estimating/takeoffs. ∙Buildertrend + Bluebeam/PlanSwift; organized communicator with vendors, designers, and clients.

Pay: $83,000.00 - $95,000.00 per year
