Job Summary:
Join one of Prime Finance’s five origination teams, based in Chicago. Help team source and close bridge real estate investment opportunities across property types including multifamily, office, retail, industrial, and hospitality. Responsible for creating an initial excel cash flow model for new investment opportunities based on the information received from counterparties. Organize and perform an initial analysis on the offering memorandum received from financing brokers or borrowers and present findings to supervisor. Assist in the organization of due diligence materials, credit and underwriting analysis, and writing sections of investment memorandums during the closing process for new investment opportunities.
Essential Functions:
- Build initial property cash flow model to assess financing request
- Determining which information provided by counterparty should be included and/or adjusted in the model including rent rolls, historical operating statements, and proforma cash flows
- Conduct market research
- Review multiple sources (CoStar, REIS, Trepp) to determine market and property type health, interview market participants, and perform firsthand rent surveys
- Contribute to internal deal write-ups and final investment memorandums
- Create charts and commentary on the investment opportunity that will be presented to Prime’s investment committee
- Organize and track due diligence materials during the closing process
- Determine what information is required and track what is outstanding as information is received from borrowers
- Assist with ordering, reviewing, and finalizing 3rd party reports (Appraisal, PCA, ESA)
Qualifications:
- Bachelor’s degree in related field
- 0.5 – 3 years of experience of real estate, real estate finance, and/or finance
- Eagerness to learn and ability to work within a team setting; accept feedback from senior team members and implement feedback in work product
- Strong business writing skills and ability to concisely compile information into a clear presentation format
- Experience in financial modeling in Excel
- Strong verbal communication skills
- General knowledge of Argus Enterprise
- General knowledge of capital structures (difference between debt and equity)
- Proficiency in Microsoft Office applications (Excel, Word, PowerPoint, Outlook)

The expected salary for this role at the Analyst level is $87,000 - $135,000. The expected salary for this role at the Associate level is $115,000 - $155,000. Actual compensation will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. In addition to base salary, this role may be eligible for a discretionary annual bonus and a variety of financial, wellbeing, and health / welfare benefits.
