THE POSITION
The Pre Construction Associate at APEX is broadly responsible for assisting with facilitating acquisition and construction activities across all deals through back office and on-site support for front-line operations. The Pre Construction Associate is responsible for helping to ensure that his or her department delivers on core responsibilities, support of other teams, and financial performance, where applicable. The role requires an organized and competent professional with high level communication and decision-making skills and the ability to be self-directed and solve problems. He or she must be familiar with multifamily residential construction means and methods, detail oriented, comfortable relating with people and able to carry out not only routine administrative duties but also managing and balancing multiple projects at once in a fast-paced environment.
Core Role Objectives
- Support the Director of Pre Construction in delivering all aspects of preconstruction services to internal team members and external clients.
- Create initial long term capital plans and preliminary scopes of work.
- Conduct on site physical due diligence assessments.
- Develop accurate full scope long term capital plans and construction scopes of work.
- Successfully set and deliver on goals, priorities, and projects throughout the business unit and ensure alignment among weekly, monthly and quarterly planning.
- Develop and refine systems and processes to drive scalability of the business unit.
General Responsibilities
- Due diligence responsibilities: execute on site physical due diligence assessments, direct site investigation by consultants and subcontractors, facilitate physically intrusive or destructive testing. Following the physical DD visit, assemble cost estimates and create accurate Long Term Capital Plan deliverables, coordinating additional input from the acq/redev, BSI & stabilized teams within APEX.
- Scope and architectural coordination responsibilities; create draft scopes of work and schedules of values for acq/redev and major capex projects at stabilized properties. Work with preconstruction analysts, estimators, construction project managers, and the architecture team to develop and confirm scopes of work.
- Deal team coordination responsibilities; facilitate on site physical DD activities, provide long term capital plan and supporting documentation to the SVP of Construction or Facilities Management for presentation to the deal team, provide and assist with supporting documentation for housing authority program requirements.
- Estimating and bidding responsibilities; work with various project managers and the architecture team to develop and confirm scopes of work. Facilitate accurate takeoffs, estimates, and bids leading to finalized contracts for all material and labor.
