Financial Analyst – Portfolio Performance and Strategic Growth

The Financial Analyst – Portfolio Performance and Strategic Growth serves as a strategic partner to Portfolio Services and Business Development. This role directly supports portfolio optimization, underwriting, acquisitions support, and client growth initiatives. The position plays a critical role in turning analytics into actionable strategy and supporting Pegasus’ continued expansion.
This is an in-office position based in Alpharetta, Georgia.
Essential Duties and Responsibilities
Portfolio Performance and Analytical Support
- Partner with Portfolio Services and Operations teams to maximize revenue performance, manage expense trends, and enhance asset value across the Pegasus portfolio.
- Conduct proactive analysis of market data, submarket trends, and competitive positioning to identify revenue growth opportunities and operational risks.
- Analyze property financial statements, KPIs, and expense categories to identify variances and recommend corrective actions.
- Perform detailed rent and pricing analysis to support leasing strategy, occupancy optimization, and NOI growth.
- Develop financial dashboards, executive summaries, and analytical reports for senior leadership.
- Support annual budgets, reforecasts, capital planning, and operational performance reviews.
- Evaluate staffing models and centralized service efficiencies to enhance portfolio performance.
Business Development and Acquisitions Support
- Provide underwriting and financial modeling support for acquisition and management transition opportunities, evaluating financial viability, operational upside, and strategic alignment.
- Analyze rent comparables, market surveys, expense benchmarks, and operational performance data to strengthen business development proposals.
- Identify operational improvement opportunities and integrate analytical insights into sales presentations and client pitches.
- Tour prospective acquisition or transition assets to assess financial, operational, and physical considerations.
- Prepare case studies and performance narratives highlighting Pegasus’ centralized model, revenue growth strategies, and expense management discipline.
- Collaborate with senior leadership and Business Development to present financial insights in client-facing meetings.
- Conduct outreach calls and communicate with prospective and current clients in support of strategic growth initiatives.
Strategic Growth and Cross-Functional Collaboration
- Work closely with Portfolio Services, Accounting, Operations, and Executive Leadership to align financial insights with operational execution.
- Translate complex financial data into clear, concise, and actionable recommendations.
- Support special projects related to growth initiatives, technology integration, centralized services, and performance improvement.
- Perform additional duties as assigned by the Director of Business Development or senior leadership.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, or related field, with a minimum of four years of relevant experience preferred.
- Strong proficiency in Excel and financial modeling, including underwriting multifamily real estate investments.
- Ability to analyze and interpret complex operational and financial data.
- Knowledge of multifamily operations, budgeting, and capital planning preferred.
- Strong communication skills with the ability to present financial insights clearly to both internal and external stakeholders.
- Detail-oriented, organized, and able to manage multiple projects in a fast-paced environment.
- Ability to conduct site visits and collaborate effectively with on-site teams.
