Our client is seeking an Acquisitions Analyst to support the firm’s acquisitions team in evaluating and executing new investment opportunities across retail, office, mixed-use, and development projects.
POSITION SUMMARY: This role will work directly with the Chief Investment Officer and Acquisitions Associate to assist in underwriting, market research, due diligence coordination, and investment committee preparation. The position is highly analytical and transaction-focused, offering significant exposure to real estate private equity deal execution.
This is an ideal role for a candidate with strong financial modeling skills who is seeking hands-on experience in acquisitions within a vertically integrated real estate investment firm.
KEY RESPONSIBILITIES:
Acquisition Underwriting & Financial Analysis
- Build and maintain acquisition underwriting models in Excel and Argus.
- Analyze rent rolls, operating statements, and trailing financials.
- Prepare discounted cash flow models, IRR, equity multiple, and sensitivity analyses.
- Assist in evaluating development and redevelopment feasibility.
- Model various capital structures and financing scenarios.
Market Research & Deal Evaluation
- Conduct market research including rent comps, sales comps, demographic analysis, and supply pipeline tracking.
- Analyze submarket fundamentals, macroeconomic trends, and competitive positioning.
- Support preparation of investment summaries and screening memos.
- Track and maintain the acquisitions pipeline and investment tracker.
Investment Committee & Transaction Support
- Assist in preparation of investment committee memoranda (quantitative and qualitative analysis).
- Prepare presentation materials for internal review and investor discussions.
- Support due diligence process including review of leases, third-party reports, zoning, title, and environmental materials.
- Organize and maintain transaction data rooms.
- Coordinate with legal counsel, lenders, brokers, consultants, and internal departments during transaction execution.
Cross-Functional Collaboration
- Work closely with Asset Management, Development, and Accounting teams to validate underwriting assumptions.
- Assist with transition of assets from acquisition to asset management post-closing.
- Support ad hoc analysis and special projects for senior leadership.
QUALIFICATIONS:
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or related field.
- 1–3 years of experience in commercial real estate, investment banking, private equity, brokerage, or related analytical role.
- Advanced Excel proficiency required.
- Experience with Argus strongly preferred.
- Strong understanding of real estate financial metrics (NOI, cap rates, IRR, NPV, equity multiple, yield on cost).
- Exceptional attention to detail and analytical rigor.
- Strong written and verbal communication skills.
- Highly organized with ability to manage multiple live deals simultaneously.
- Self-starter with intellectual curiosity and strong work ethic.
