Position: Private Equity Analyst – San Francisco, CA. Mandatory 5 Days in Office.
Compensation & Benefits: Up to $120k, subject to experience, and carried interest across multiple funds. Full benefits (including 100% employer contribution on health insurance).
Background: Tobin Capital Group (TCG) is a Stanford Graduate School of Business-founded, tech-enabled real estate private equity firm and operating company. TCG owns and operates ~$540M in real estate. TCG is launching its second fund and aims to 5x its real estate portfolio within five years.

Key Responsibilities of the Analyst:
Sourcing
- Monitor and maintain proprietary sourcing systems to find deals across the U.S.
- Build industry relationships to gain access to off-market deals
- Discover attractive, privately held assets and pre-emptively provide owners with offers to side-step the traditional broker-led process
Initial Screening
- Perform rapid deal screening on inbound opportunities, preparing concise investment summaries and recommendations for VP & CEO review
- Conduct rigorous market analysis for target assets
- Assist in on-site tours of acquisition targets and nearby competitors to develop in-depth understanding of property condition and competitive landscape
- Build and maintain screening models to evaluate pricing, return profiles, and strategic fit
Financial Modeling & Quantitative Analysis
- Build and maintain sophisticated, dynamic acquisition models including levered/unlevered IRR, equity multiples, and scenario/sensitivity analyses
- Model complex capital structures, waterfall distributions, financing scenarios, and joint venture structures
- Stress-test assumptions across multiple macro and property-level scenarios to identify key value drivers and risks
- Analyze rent rolls, historical financials, operating expense benchmarks, and occupancy trends.
- Analyze historic demographic data and growth dynamics
Due Diligence Coordination
- Manage all aspects of property-level and market due diligence, including physical inspection coordination, title review, environmental reports, and zoning analysis
- Coordinate third-party vendor engagements (appraisers, engineers, environmental consultants, surveyors) and manage deliverable timelines
- Review purchase and sale agreements, loan documents, operating agreements, and leases and provide insights / comments to VP and CEO
- Interface with legal counsel, lenders, and sellers to facilitate an efficient diligence and closing process
Investment Committee & Closing Support
- Prepare Investment Committee memoranda and presentation materials
- Manage closing checklists, condition satisfaction, and coordination across all transaction parties through to a successful close
- Support post-close asset management activities and collaborate with operations team
Qualifications:
Education: Bachelor’s Degree. Major Agnostic, Emphasis on Demonstrated Excellence
Experience: 0-3 years of Private Equity, Investment Banking, Financial Consulting, Real Estate or Operating experience preferred
