Position Overview
We are seeking a motivated and detail-oriented Asset Manager – Capital Project Oversight to join our growing multifamily real estate, property management, and development team. This position will be based in St. Augustine, Florida and will assist in the oversight and execution of capital improvement projects across a portfolio of multifamily properties.
The ideal candidate will have strong organizational skills, the ability to communicate effectively with contractors and site teams, and a practical understanding of construction, property operations, budgeting, and project execution. Key Responsibilities
- Oversee capital improvement projects across multifamily properties, including renovations, repairs, deferred maintenance projects, exterior improvements, unit upgrades, life-safety items, and other property-level initiatives.
- Coordinate with property managers, maintenance teams, regional managers, contractors, vendors, and ownership to ensure projects are completed on time, within budget, and to company standards.
- Solicit bids, review scopes of work, negotiate pricing, and assist with contract preparation and vendor selection.
- Manage contractor performance, including scheduling, quality control, site coordination, issue resolution, and completion verification.
- Conduct regular site visits to monitor project progress, identify problems, document completion, and ensure accountability from contractors and site teams.
- Track project budgets, invoices, change orders, purchase orders, and supporting documentation.
- Maintain accurate project files, including contracts, bids, insurance certificates, photos, timelines, invoices, permits, and closeout materials.
- Assist with capital planning, project prioritization, and reporting to management and ownership.
- Work closely with site teams to minimize disruption to residents and property operations during construction or improvement projects.
- Identify cost-saving opportunities while maintaining quality, durability, and compliance.
- Help ensure work complies with applicable codes, company policies, lender requirements, and regulatory standards.
- Provide regular written updates on project status, budget variance, contractor issues, and upcoming needs.
Required Qualifications
- 1–3 years of experience in real estate, property management, construction management, project coordination, asset management, facilities management, or a related field preferred.
- Bachelor’s degree in real estate, construction management, business, finance, engineering, architecture, urban planning, or a related field preferred.
- Ability to understand project scopes, contractor proposals, budgets, schedules, and basic construction terminology.
- Strong communication, negotiation, and follow-up skills.
- Ability to manage multiple projects, deadlines, vendors, and priorities at the same time.
- Comfortable working with contractors, maintenance teams, property managers, and senior leadership.
- Strong attention to detail and ability to document work clearly.
- Proficiency with Microsoft Office, Excel, email, and project tracking systems.
- Must be able to travel to properties and project sites as needed.
- Must be based in or able to work from St. Augustine, Florida.
Preferred Qualifications
- Experience with multifamily housing, apartment communities, affordable housing, renovations, capital improvements, or property operations.
- Familiarity with vendor bidding, contract negotiation, construction draws, project budgets, and punch-list completion.
- Experience using property management or project management software.
- Practical field experience with maintenance, construction, or renovations is a plus.
