CleanStone Construction is seeking an experienced Outdoor Living Sales & Estimating Consultant to join our growing team. We specialize in designing and building high-quality outdoor living spaces, including swimming pools, patios and hardscapes, decks, screened porches, outdoor kitchens, fireplaces, retaining walls, and complete backyard transformations.
This is not an entry-level position. We are looking for an experienced professional who is comfortable working directly with homeowners and managing the sales and estimating process for significant residential construction and home-improvement projects.
The Role
The Outdoor Living Sales & Estimating Consultant will manage prospective projects from the initial consultation through contract execution. This position is responsible for understanding the client's goals, evaluating the project site, developing accurate estimates and scopes of work, coordinating design when necessary, preparing and presenting proposals, and ultimately closing the sale.
This role requires a combination of sales ability, construction knowledge, estimating skills, attention to detail, and strong client communication. The successful candidate must be able to sell projects that are both attractive to the client and properly scoped and priced for successful execution by our production team.
- Pay: $55,000.00 - $70,000.00 plus commision plan

Responsibilities
- Respond to and qualify prospective clients and sales opportunities.
- Conduct in-home and on-site consultations with homeowners.
- Identify the client's goals, priorities, budget, timeline, and expectations.
- Evaluate existing site conditions and gather measurements, photographs, elevations, and other information necessary to develop the project.
- Develop detailed and accurate project estimates.
- Calculate material quantities, labor requirements, subcontractor costs, equipment needs, allowances, and other project costs.
- Obtain vendor and subcontractor pricing when necessary.
- Develop detailed scopes of work and identify appropriate exclusions, assumptions, and allowances.
- Coordinate with designers when plans, renderings, or additional design work are required.
- Review plans and designs to ensure that the proposed project is consistent with the estimate and scope of work.
- Develop options and alternatives when necessary to align the client's desired project with their budget.
- Prepare and present proposals, designs, options, and pricing to prospective clients.
- Clearly communicate project scope, pricing, allowances, exclusions, and expectations before contract execution.
- Maintain consistent and professional follow-up with prospective clients.
- Manage an organized sales pipeline and maintain accurate client notes and sales activity within company systems.
- Negotiate and close residential construction contracts while maintaining company pricing and profitability standards.
- Ensure sold projects are complete and properly documented before being transferred to production.
- Conduct a thorough handoff of sold projects to the production team.
- Remain available during the production handoff process to clarify scope, estimating assumptions, or commitments made during sales.
- Build long-term client relationships and generate referrals and repeat business.
- Represent CleanStone professionally throughout the entire sales process.
Required ExperienceCandidates should have a proven track record in consultative, high-ticket sales and experience estimating residential construction or home-improvement projects.
Strong preference will be given to candidates with experience in one or more of the following:
- Residential construction or remodeling
- Swimming pools
- Hardscaping or landscaping
- Decks and outdoor structures
- Outdoor living design/build
- Kitchen, bath, or other design-build remodeling
- Custom homes
- Other high-value, project-based residential construction
Candidates should be comfortable managing projects where the sales process may involve multiple meetings, design revisions, detailed estimating, significant financial decisions, and coordination among multiple construction trades.
Qualifications
- Demonstrated success in sales with measurable results.
- Experience selling directly to homeowners.
- Residential construction estimating experience.
- Strong understanding of labor, materials, subcontractor costs, equipment, overhead, and project pricing.
- Ability to perform quantity takeoffs and develop accurate project budgets.
- Ability to develop clear and detailed scopes of work.
- Strong consultative selling, presentation, negotiation, and closing skills.
- Ability to discuss budgets and pricing confidently and professionally.
- Ability to read and interpret construction plans, drawings, specifications, and site information.
- Strong verbal and written communication skills.
- Excellent follow-up and organizational habits.
- Strong attention to detail and accuracy.
- Comfortable working both in an office environment and at residential construction sites.
- Ability to manage multiple active opportunities and estimates simultaneously.
- Experience with estimating, CRM, or construction-management software is preferred.
- Valid driver's license and reliable transportation.

- Works collaboratively with designers, project managers, subcontractors, vendors, and field personnel.
- Sets realistic expectations and does not make commitments that cannot be successfully delivered by the production team.
- Takes responsibility for ensuring that what is sold matches what is estimated and ultimately built.
