The Opportunity
We are expanding rapidly due to record-high utility incentive levels in NJ. We are seeking proven B2B sales hunters who are excited to close six- and seven-figure energy retrofit projects by leveraging utility-funded programs (JCP&L, PSE&G, ACE, etc.). This is a true “sell the pencil” role — the incentives pay for up to 99% the project, making your job dramatically easier than traditional capital sales.
What You’ll Be Selling
- Commercial LED lighting retrofits (interior/exterior/controls)
- High-efficiency HVAC & chiller plant upgrades
- Building automation & smart thermostats
- Demand-control ventilation and other ECM measures All paid for primarily by utility rebates and incentives (often 50–99% covered)
Key Responsibilities
- Prospect and cold-call/warm-call commercial property owners, facility managers, property management firms, school districts, hospitals, warehouses, offices, and multifamily buildings
- Perform (or coordinate) complimentary energy audits and incentive eligibility assessments
- Present compelling ROI proposals showing little-to-no out-of-pocket cost and immediate positive cash flow
- Navigate utility incentive applications (we handle most paperwork)
- Build and manage a pipeline in CRM
- Close deals and hand off to our project management team
Qualifications – You’re a Fit If You Have
- 2+ years of proven B2B outside sales success (commercial lighting and HVAC)
- Documented success hitting or exceeding quota (top 20% performer)
- Comfortable and effective at cold calling and door-knocking (yes, we still knock on doors — it works)
- Basic understanding of commercial real estate decision makers and buying cycles
- Strong financial acumen — you can explain payback, ROI, and cash flow in simple terms
- Valid driver’s license and ability to travel daily throughout NJ.

- Existing relationships with property managers, building engineers, or contractors
- Familiarity with utility incentive programs.
- Lighting or HVAC product knowledge
