Job Summary
The Real Estate Analyst supports acquisition, development, and asset management initiatives for manufactured home communities (MHCs). This role is responsible for financial underwriting, market analysis, and performance tracking to support data-driven investment and operational decisions across an MHC portfolio.
Key Responsibilities
- Underwrite acquisitions, expansions, redevelopments, and dispositions of manufactured home communities
- Build and maintain detailed financial models, including lot rent growth, vacancy, infill programs, capital expenditures, and utility reimbursements
- Analyze operating statements, rent rolls, utility structures, expense recoveries, and historical performance
- Evaluate market fundamentals such as affordable housing demand, competitive properties, zoning, and regulatory factors
- Support infill and redevelopment strategies by modeling home sales, pad development, and return on invested capital
- Prepare investment memorandums, presentations, and portfolio performance reporting for internal stakeholders
- Assist asset management with budget variance analysis, rent increase modeling, and long-term financial forecasting
- Support due diligence efforts, including lease reviews, utility system analysis, environmental reports, and third-party inspections
- Collaborate closely with acquisitions, operations, finance, and property management teams
Qualifications
- Bachelor’s degree in Real Estate, Finance, Economics, Business, or a related field
- 2–5+ years of experience in real estate analysis or underwriting
- Prior experience with manufactured housing, affordable housing, or multifamily strongly preferred
- Advanced Excel and financial modeling skills; ARGUS or similar tools preferred
- Solid understanding of MHC-specific metrics such as lot rent, occupancy, infill velocity, utility pass-throughs, and cap rates
- Strong analytical, communication, and organizational skills
Preferred Experience & Skills
- Experience underwriting Manufactured Housing Community portfolios or single-site acquisitions
- Knowledge of tenant-owned vs. company-owned home structures
- Familiarity with zoning, entitlement, and regulatory considerations impacting manufactured housing
- Ability to analyze utility systems including sub-metering, RUBS, and master-metered communities
- Strong presentation and storytelling skills for investment committees and leadership teams
