Portfolio Finance & Acquisitions Analyst, Boston Corporate Office - Boston, MA

General Statement of Duties: The Analyst will support the Director of Portfolio Finance & Acquisitions with the acquisition, recapitalization, and long term stewardship of Beacon Communities’ assets. The role is responsible for underwriting acquisitions and recapitalizations, monitoring asset level performance, and supporting value preserving investment strategies that balance risk adjusted returns with long term affordability and regulatory constraints. This position operates at the intersection of private equity discipline and affordable housing complexity. This role supports capital deployment into critically important housing assets while applying private equity level discipline to ensure capital preservation, durable cash flow, and responsible exits. The analyst helps align investor objectives with long term housing stability, navigating complexity to generate returns without sacrificing affordability.
Supervision Received: Reports to the Director of Portfolio Finance & Acquisitions.

Key Responsibilities: Investment Underwriting
- Build and maintain detailed project level financial models for current Beacon assets and potential acquisitions.
- Analyze market fundamentals, operating pro formas, sources and uses, capital stack assumptions, and regulatory constraints that affect value and risk.
- Perform sensitivity, scenario, and risk analyses related to interest rates, rents, expenses, vacancy, and subsidy availability.
- Evaluate feasibility of acquisition opportunities.
- Prepare financial materials for lenders, investors, credit committees, and public funding agencies.
Portfolio Management and Financial Reporting
- Monitor and analyze post acquisition performance relative to underwriting expectations.
- Analyze Beacon’s portfolio and maintaining workbooks that track property level detail in both excel and Smartsheet.
- Partner with asset managers to identify capital reinvestment needs, operational risks, and strategic recapitalization or refinance opportunities.
- Prepare financial reports and schedules required by investors and lenders.
Transaction Execution & Stakeholder Coordination
- Support transaction execution including due diligence, financing coordination and legal review.
- Collaborate with lenders, public agencies, housing finance authorities, and operating partners.
- Assist with structuring consents from finance partners and investor buy outs.
- Support structuring of preservation equity, preferred equity and joint venture equity investments.
Strategic & Ad Hoc Analysis
- Provide analytical support for Director and the Executive team’s needs.
- Participate in cross departmental teams to advance mission aligned housing initiatives.
Minimum Qualifications and Skills:
- Bachelor’s degree in finance, Real Estate, Economics, Mathematics, or related discipline.
- 1–3 years of experience in investment management, private equity real estate and/or affordable housing.
- Advanced Excel modeling skills – the ability to structure waterfalls for a multifamily property is a plus.
- Strong working knowledge of Yardi, Costar, and/or Smartsheet is a plus.
- Must be comfortable communicating with and presenting to investors, lenders, and Executive leadership.
- Occasional travel required.

Compensation: $90,000 - $100,000 annual salary
Actual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
