THE ROLE
Ivy Capital is seeking an Acquisitions Associate to support the firm's deal sourcing, screening, and underwriting functions. This position is designed for a motivated, detail-oriented analyst who wants to build a serious foundation in real estate acquisitions and grow with the firm over time.
The Associate will serve as the first point of contact for new deal flow, working directly with the Head of Acquisitions to evaluate inbound opportunities, manage broker relationships, and maintain the infrastructure that keeps the acquisitions pipeline organized and moving. The Associate will be broker-facing from day one, and we expect them to develop informed, independent opinions on deals, ask questions, and bring a sense of ownership to everything they work on. The ideal candidate thinks for themselves, moves with urgency, and is not afraid to learn from mistakes in a fast-moving environment.
Beyond deal work, the Associate will play an active role in building and refining the AI-powered tools and
workflows that Ivy Capital is developing to improve the efficiency and quality of its sourcing and underwriting processes. Comfort with and enthusiasm for AI tools is a meaningful part of what we are looking for in this hire. We are building a company, not closing deals.
RESPONSIBILITIES
Deal Sourcing and Broker Relations
• Develop and maintain relationships with student housing and multifamily brokers across Ivy Capital's
target markets in the Southeast; join distribution lists, respond to offering memoranda, and represent
the firm professionally in all broker-facing communications.
• Execute targeted outreach to expand the firm's brokerage network across new and existing markets.
• Serve as a primary point of contact for inbound deal flow, ensuring all opportunities are captured,
organized, and moving through the review process.
Screening and Underwriting
• Conduct first-pass screening on new opportunities against Ivy Capital's investment criteria, including
asset type, geography, deal size, and return thresholds.
• Build and maintain Excel-based financial models covering revenue, operating expenses, capital
expenditures, debt assumptions, and investor return projections.
• Research and synthesize market data, rent comparables, enrollment trends, and competitive supply
to support investment recommendations.
• Prepare clear, concise deal summaries for review by senior team members, with a well-developed
point of view on the opportunity and its risks.
Pipeline and Systems Development
• Collaborate with the Head of Acquisitions to build the firm's deal pipeline tracking system from the
ground up, including deal intake, stage progression, broker contact management, and key metric
reporting.
• Contribute to the development and documentation of scalable acquisitions processes as the firm
grows.
• Actively use AI tools in day-to-day work and help build, test, and refine automated workflows across
deal intake, broker outreach, and financial analysis.
Accountabilities
• Pipeline coverage and hygiene. Every inbound deal is logged, screened against criteria, and moved
through stages within defined SLAs; the pipeline tracker is always current and trustworthy as the single
source of truth.
• Quality underwriting and deal POV. Produces accurate, stress-tested Excel models and concise deal
summaries with a clear, defensible point of view.
• Broker network growth. Measurably expands and maintains broker relationships across target
Southeast markets, tracked via new brokers added, OMs received, and off-market looks generated.
• AI-enabled throughput. Actively builds, tests, and adopts AI workflows that demonstrably reduce time
per deal screened or improve underwriting quality.
QUALIFICATIONS
Required
- Bachelor's degree in Finance, Real Estate, Economics, or a related field.
- 0 to 3 years of relevant experience in real estate, finance, or a related field; internship experience is considered.
- Strong Excel modeling skills, including the ability to build and stress-test acquisition models; this is the most heavily weighted technical requirement for this role.
- Foundational understanding of real estate financial concepts including cap rates, NOI, IRR, cash-on-cash returns, and basic debt structures.
- Demonstrated experience using AI tools in a professional or academic setting, with genuine interest in building AI-assisted workflows.
- Strong written and verbal communication skills; the Associate will correspond regularly with brokers and present deal summaries to senior leadership.
- High attention to detail with the ability to manage multiple active opportunities simultaneously.
- A self-directed working style with the initiative to develop independent opinions, take ownership of open items, and escalate intelligently rather than waiting to be told what to do.
Preferred
- Prior experience in real estate acquisitions, investment banking, or private equity.
- Familiarity with student housing dynamics or Southeast multifamily markets.
- Exposure to real estate data platforms such as CoStar or REIS.
