We are a specialized condo approval firm based in Huntington Beach, CA, focused on FHA and VA condominium project approvals. We are expanding our service offerings and looking for an experienced analyst to support new conventional project review work as we grow.
We are a very small office in Downtown Huntington Beach with 5 employees. We have been in business for 16 years, and are growing our business rapidly. The office environment is experienced, professional, collaborative, casual, easy going, and hard working.
ABOUT THE ROLE
As our Condo Project Analyst, you will review and analyze condominium project documentation against current agency guidelines and deliver clear, well-supported approval determinations. This is a hybrid position requiring in-office presence at our Huntington Beach location on Mondays, Tuesdays, and Wednesdays (minimum 4 hours each day), with flexibility to work remotely the remainder of the week.
WHAT YOU’LL DO
- Review and analyze condo project documentation for conventional, FHA, and VA eligibility in alignment with current agency guidelines
- Evaluate HOA financials, budgets, reserve studies, questionnaires, insurance policies, CC&Rs, and recorded legal documents
- Assess projects for Full Review eligibility under Fannie Mae conventional guidelines
- Identify project-level risks including litigation, deferred maintenance, commercial space, investor concentration, and special assessments
- Review Fannie Mae critical repair and safety requirements (September 2023 guidelines and all applicable updates)
- Communicate conditions, findings, and decisions clearly to internal team members and external clients
- Maintain organized records and document review notes in internal databases and tracking systems
- Support process development and training as the team and service offerings expand
REQUIREMENTS
- Minimum 3 years of condo project review or mortgage underwriting experience within the past 5 years
- Demonstrated experience with Fannie Mae conventional condo project guidelines (Full and Limited Reviews)
- Working knowledge of FHA and/or VA condo approval processes
- Strong ability to analyze complex condo documents — CC&Rs, financials, reserve studies, insurance certificates, and inspection reports
- Excellent written communication — ability to produce clear, concise condition letters and review summaries
- Highly organized with the ability to manage multiple projects and meet turnaround expectations
- Able to work independently and maintain production standards with minimal supervision
- Must be able to commute to Huntington Beach, CA for in-office days (Mon/Tue/Wed, min. 4 hrs each)
NICE TO HAVE
- Experience with Fannie Mae’s Project Eligibility Review Service (PERS) submissions
- Knowledge of SB 326 inspection requirements and their interaction with agency guidelines
- Background working at a condo review firm, lender, or approval specialist company
- Familiarity with Non-QM or Jumbo investor condo project requirements
