Design Manager - Kolter Homes – Palm Beach, Florida
Kolter Homes is seeking an experienced and dynamic /Design Manager to lead our Design Studio operations and deliver an exceptional homebuyer experience. This leadership role blends customer engagement, operational oversight, revenue strategy, and team development to ensure every buyer’s vision is translated seamlessly from design selection to construction completion.
Position Overview
The Design Manager ensures that buyer’s design selection process is handled professionally, efficiently, and accurately, so our Construction Team can exceed all expe4ctations. This role leads the Design Studio team while partnering closely with Sales, Construction, Purchasing, and Senior Leadership.
Key Responsibilities
Customer & Sales Leadership
- Deliver an elevated, concierge level customer experience.
- Support and resolve design related issues with buyers and internal teams.
- Oversee change orders/agreement alterations in coordination with Community Leadership.
- Identify customer needs to increase option and investment sales.
- Assist with home closings as needed.
Studio & Operational Oversight
- Lead the planning, setup, and ongoing management of the Design Studio.
- Ensure all design documentation is accurate and complete.
- Monitor deposits, option selections, custom requests, and inventory transitions.
- Analyze option take-rates and recommend product updates or enhancements.
- Oversee model home and inventory home selection processes.
- Maintain up-to-date collateral and Design Guides.
Market & Product Strategy
- Monitor trends and recommend new options and products.
- Partner with Purchasing to ensure option lists meet company standards.
- Work with suppliers to provide product knowledge and training.
Team Leadership & Development
- Recruit, train, and mentor Design Consultants and Coordinators.
- Set performance expectations and conduct evaluations.
- Ensure adherence to company processes and procedures.
- Foster high-performing, accountable, and positive team culture.
- Oversee timecards, expense reports, and related administrative approvals.
Qualifications
- Associate’s Degree in Design, Business, Marketing, Management, or related field preferred (experience may substitute).
- Leadership experience in homebuilding, design, construction, or related industry.
- Strong customer service and sales orientation.
- Excellent organizational and communication skills.
- Financial and analytical aptitude.
- Ability to manage multiple priorities in a fast-paced environment.
