Assistant Property Controller

Summary/Objective:
The Assistant Property Controller is to support the Controller on most aspects of the monthly accounting and internal control processes. An effective Assistant Property Controller will need to have good knowledge of accounting principles and reliable to carry out tasks autonomously and collaboratively. The goal is to contribute the accuracy of the daily accounting functions and keep an eye on the works performed by staff level is completed in timely manner. The person will assist in reviewing the accounting data for any discrepancies and bring them to the Controller’s attention. The person should be flexible to assist in annual budget and year-end closing and any ad hoc projects, etc.
Classification: Exempt; overtime not eligible
Hybrid Schedule- 3 Days in office/ 2 Days work from home
Essential function/Responsibilities: duties include but are not limited to the following:
- Assists in accounting for portfolios of affordable housing real estate properties, related real estate funds, and corporate operating entities.
- Records the journal entries and reviews the transactions being recorded correctly in the General Ledger (the books).
- Assists the Controller by overseeing the billing and receivable functions performed by the bookkeepers. Performs quarterly reviews of the intercompany transactions are being recorded properly by the property level
- - management fees, maintenance fees, billbacks, chargebacks, legal fees, work order charges, etc.
- Assists in reviewing general ledger for discrepancies and preparation of internal and external reporting requirements for upper managers, investors, lenders, banks, etc.
- Assists in most financial processes – example annual budgeting/reforecasting, financial closing, and reporting, 1099 tax return, etc.
- Reviews the AR /AP transactions that are being recorded accurately during the month and ensures the bookkeepers update the monthly fees accordingly.
- Contributes to team effort by accomplishing related projects as needed. For example, new acquisitions, properties & transitions.
- Assists the Controller on training and development of the finance staff and ensure they are meeting the departmental and organizational goals.
- Assists with day-to-day financial operations as needed including reconciliations, valuations, cash flow forecasting, property accounting, fund level accounting, etc.
- Oversees cash management activities for operating entities as well as properties and funds including the requesting of internal cash transfers and wire preparation.
- Provides supports to the Accounting Team as needed due to turnaround or vacancy.
- Participates in any upcoming ad hoc projects.
Requirements:
- Bachelor's Degree in Accounting Major, a CPA preferred, and previous experience in real estate accounting required.
- Effective business writing, strong analytical skills, excellent organizational skills, and attention to detail. Solid Knowledge of GAAP and financial processes (annual budgeting, financial closure, reporting, etc.)
- Strong quantitative and technical/computer skills and proficiency in Microsoft Excel and Word required; experience with Yardi, AVID, etc.
- Attention to detail and understanding of data analysis with good interpersonal skills.
- Must be a team player who will work well in a company environment.
Salary Range: $130,000 - $140,000
