Summary: AW Property Co. (“AW”) is a vertically integrated real estate investment company that specializes in acquiring, enhancing and operating medical office properties in targeted growth markets throughout the United States Sunbelt region. We are seeking a highly organized and detail-oriented Investment Analyst to join our team. The analyst will be responsible for underwriting and analyzing potential healthcare investments on behalf of AW’s real estate investment funds. The analyst will also play an active role in all dispositions, assist in the asset management of AW’s existing portfolio of properties and support investor relations. The position will be based out of AW’s corporate headquarters in North Palm Beach, Florida.
Qualifications: Bachelor's degree in finance, business, accounting, economics or real estate and a minimum of two years of real estate acquisition, asset management, investment banking or lending experience. Must be organized and possess strong analytical skills, understand real estate financial metrics and be detailed oriented and process driven. The candidate must also possess strong writing and verbal skills. The position requires proficiency with Argus and Microsoft Office Suite.

Job Responsibilities:
Acquisitions
- Assist with identifying key target markets and acquisition opportunities.
- Assist with managing the database of prospective properties.
- Assist with outreach and communication to owners, developers, brokers and other referral sources.
- Evaluate and underwrite potential acquisitions.
- Perform financial analysis and return projections with completion of Argus and Excel-based modeling, including sensitivity analysis based on market research.
- Participate in acquisition pipeline meetings.
- Assist in the preparation of Investment Committee presentations and participate in Investment Committee meetings.
- Assist in purchase negotiations including LOIs and Purchase Agreements.
- Assist in full cycle due diligence including lease review, financial review and market research.
- Occasional travel for on-site property tours and market evaluation.
- Assist with the closing process by collaborating with asset and property management teams, brokers, lenders, legal counsel, and other third‑party partners.
Dispositions
- Evaluate and underwrite potential dispositions, including financial analysis and return projections.
- Participate in disposition meetings.
- Assist in the preparation of Investment Committee presentations and participate in Investment Committee meetings.
- Assist with selection of sale advisors and the review and preparation of sale materials.
- Assist in due diligence.
- Occasional travel for on-site property tours.
- Assist with closing process.
Asset Management
- Assist with monitoring the performance of existing portfolio by conducting ongoing financial analysis and tracking portfolio and property-level KPIs through the maintenance of AW’s proprietary asset management platform.
- Maintain active Argus models for properties to support forecasting and valuations of respective funds.
- Assist with internal property valuations including analysis of financials, market conditions and comparable data.
- Assist with preparation of monthly asset management reports, quarterly investment reports and annual business plans.
- Participate in asset management meetings.
Investor Relations
- Support investor relations by assisting with investor inquiries, overseeing internal preparation of responses, and ensuring prompt, thorough replies.
- Maintain investor database and track interactions with prospective investors.
- Assist in the preparation and distribution of key investor communications and updates, including letters, quarterly reports, tax forms, capital calls and other communications.
- Assist with planning and coordination of investor meetings, calls, webinars and events.
- Manage and expand use of investor portal and CRM data system.
- Assist in the development of marketing and investment materials for prospective investors.
