We are seeking an experienced Design & Procurement Project Manager to serve as the on-site execution lead for a high-end residential renovation. Architectural plans and interior design specifications are complete and provided by a remote interior designer. This role is responsible for implementing, coordinating, and managing all finish-related procurement and execution in close coordination with the GC, design team, and vendors.
This is not a design role. The successful candidate will focus on execution, logistics, coordination, and field verification of specified finishes and materials.
Key ResponsibilitiesDesign Implementation & Coordination
- Interpret interior design specifications and translate them into actionable scopes, submittals, and orders
- Coordinate with the remote interior designer for clarifications, approvals, and substitutions
- Review and manage shop drawings, samples, and finish schedules
- Identify and resolve conflicts between design intent and field conditions before installation
Procurement & Vendor Management
- Source, order, and track all specified finishes, including but not limited to:
- Tile and stone
- Cabinetry and millwork
- Interior and exterior doors
- Hardware, plumbing fixtures, and lighting
- Track lead times, confirm delivery dates, and align procurement with construction schedule
- Maintain relationships with local showrooms, suppliers, and manufacturers
- Manage returns, damages, backorders, and substitutions as needed
Field & Construction Support
- Serve as the on-site point of contact for finish-related questions from installers and subcontractors
- Verify layout, orientation, patterns, elevations, and installation details against design specifications
- Conduct site walks focused on finishes and material readiness
- Coordinate deliveries to avoid site congestion, damage, or premature storage
Documentation & Communication
- Maintain up-to-date finish logs, procurement trackers, and delivery schedules
- Communicate clearly and proactively with the GC regarding risks, delays, or conflicts
- Support the project schedule by anticipating long-lead items and sequencing constraints
Qualifications & Experience
Required:
- 5+ years of experience in residential construction, interior design project management, or finish procurement
- Demonstrated experience executing designer-provided specifications on high-end residential projects
- Strong knowledge of finish materials, lead times, and installation sequencing
- Ability to read architectural and interior design drawings
- Excellent organizational, communication, and problem-solving skills
Preferred:
- Background in interior design firms, high-end residential construction, or luxury showrooms
- Experience working directly with general contractors
- Familiarity with shop drawings, submittals, and construction schedules
Work Structure & Compensation
- On-site presence required (local to project)
- Engagement structure flexible (W-2 or 1099, project-based preferred)
- Compensation commensurate with experience and scope (typically structured as a flat project fee or monthly retainer)
