We are working with our client Langford & Low Construction in seeking a Commercial Construction Project Manager, to be based in their Portland, ME office.
Requirements of the Commercial Construction Project Manager:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
- 5+ years of construction project management experience
- Proven experience managing large-scale or multiple concurrent construction projects
- Strong knowledge of construction means and methods, contracts, and scheduling
- Proficiency with project management software
- Excellent communication and interpersonal skills
- Strong organizational and time management abilities
- High attention to detail and commitment to quality and safety
- Ability to commute to Portland, ME and travel to job sites Monday through Friday.

- Salary starting at $100,000, commensurate with experience.

Responsibilities of the Commercial Construction Project Manager:
- Lead all phases of construction projects from pre-construction through close-out
- Pursue new project opportunities with existing and new clients
- Develop and manage project schedules, budgets, logistics plans, and work plans
- Maintain strong client and subcontractor relations
- Review contracts, drawings, specifications, and scopes of work for completeness and constructability
- Ensure compliance with contract documents, building codes, and regulatory requirements
- Review and approve change orders, pay applications, and cost reports
- Lead, mentor, and support Project Engineers and field staff
- Coordinate with architects, engineers, consultants, subcontractors, and vendors
- Facilitate project meetings, including owner meetings, coordination meetings, and progress reviews
- Monitor project progress and proactively address schedule risks and constraints
- Identify potential project risks and develop mitigation strategies
- Resolve project issues, conflicts, and disputes in a timely and professional manner
- Ensure adherence to company quality control standards and project specifications
- Promote and enforce jobsite safety programs and OSHA compliance
- Conduct regular site visits to monitor quality, safety, and progress
- Serve as the primary point of contact for owners and key stakeholders
- Maintain strong client relationships and ensure high levels of client satisfaction
- Provide clear, accurate, and timely project reporting and communication
- Ensure completion of as-built drawings, O&M manuals, warranties, and final financial reconciliation
